About this template
Tenancy disputes come to an adviser mid-story, and the first job is to establish the tenancy itself before anyone argues about the disagreement. This two-page intake does that. The first page asks who is enquiring and whether they are the landlord, the tenant or acting for one of them, then the property address, when the tenancy started, what type of agreement it is, what the rent is and how it is paid, how many people live there, and whether a deposit was taken and where it is held. The second page turns to the dispute: what it is about — arrears, repairs, deposit, a notice to leave, harassment, a rent increase — what has happened so far, whether any notice has been served and when, whether anything is already at a court or tribunal, and what the client wants to happen. Uploads cover the agreement, notices and photographs. Housing law is intensely local: notice periods, deposit rules and possession procedure differ by country, state and sometimes city, so check the rules for the property's location rather than relying on general guidance.
